Before You Begin To Sell Your Home

Before selling your home in England you will need an Energy Performance Certificate (EPC).  You must commission the report before putting your home on the market, although you do not need to have received it. To commission an EPC you will need an accredited domestic energy assessor (DEA).  The assessor will visit your property and produce a certificate in accordance with the scheme.  DEAs are often employed by Estate Agents or an energy company or may be self-employed.

It is important to think about your finances before you embark upon selling your home. If you have an outstanding mortgage you will need to know how much it is and whether there are any early redemption penalties. You also need to have an idea of how much your house is worth. These only need to be approximate figures for the time being.

The next important stage is selecting an estate agent. This can appear daunting with the range of options available, so we have prepared a guide to help you with this process. Once you have agreed an offer on your home, you will need to instruct a solicitor (although it's a good idea to choose one before this time) – this is where we come in.
